The Importance of Walk-Throughs Before Closing

Closing day is exciting—it’s when buyers finally get the keys to their new home. But before signing the final paperwork, there’s a critical step that should never be skipped: the final walk-through. This quick but important inspection ensures the property is in the agreed-upon condition and can help prevent last-minute surprises.

1. Verify Repairs Were Completed

If the seller agreed to make repairs after the inspection, the walk-through is your chance to confirm they were done properly. It’s far easier to resolve issues before closing than after you’ve moved in.

2. Check for New Issues

Homes can sit vacant for weeks between inspection and closing. A walk-through helps you spot new problems—like leaks, appliance malfunctions, or damage from recent weather—that may have popped up in the meantime.

3. Ensure Inclusions Are Still There

Contracts often specify items that should remain, such as appliances, fixtures, or window treatments. A final walk-through ensures nothing has been removed or swapped out.

4. Test Major Systems

Buyers should take the time to flip light switches, run faucets, test heating/cooling, and check appliances. Confirming everything works provides peace of mind before signing.

5. Avoid Costly Surprises

Discovering problems after closing means the responsibility (and expense) often falls on the new owner. A final walk-through helps protect your investment by ensuring the home matches the purchase agreement.

The Bottom Line

A walk-through may feel like a formality, but it’s a crucial safeguard in the home-buying process. By taking the time to check the property carefully, buyers can close with confidence knowing their new home is move-in ready.
